Contractors buy general liability first — but GL covers bodily injury and property damage, not economic-loss claims from professional activities. Contractor professional liability (CPL/E&O) fills that gap: design-assist and design-build errors, project management mistakes, construction management advice, value-engineering recommendations that backfire, or a subcontractor selection that goes wrong. As more trades take on design responsibility (design-build HVAC, low-voltage design, D-B electrical), owners’ attorneys increasingly plead professional negligence alongside defect claims — and GL policies exclude professional services.
A contractor E&O policy typically covers negligent acts, errors, and omissions in professional construction services: design work you perform or subcontract, project and construction management, and technical consulting. It complements rather than replaces general liability, and pairs with commercial property for your equipment and the rest of a contractor’s program. If you never touch design or management-for-fee, a small E&O policy is still commonly required on public and commercial bids.

Frequently asked questions
Doesn’t my general liability policy cover construction mistakes?
GL covers resulting bodily injury and property damage — not purely economic losses, and it excludes professional services. If a design decision, schedule, or management error costs the owner money without physical damage, that claim lands on E&O. The two policies are designed to click together, not overlap.
I subcontract my design work. Do I still need professional liability?
Yes — owners sue the party they contracted with. If your subconsultant’s design fails, the claim comes to you first, and your E&O responds while responsibility gets sorted out. Requiring certificates from design subs is good practice but doesn’t remove your own exposure.
What is the difference between contractor E&O and builders risk?
Builders risk is property insurance on the project while under construction. E&O is liability coverage for professional errors. An owner’s requirement list for a design-build job will typically include GL, builders risk, workers comp, and professional liability as four separate items.
Is faulty workmanship covered by E&O?
Generally no — workmanship itself is a GL/warranty matter (with its own complications). E&O responds to professional-service failures: design, engineering, management, and advice. Where a claim blends both, having both policies is what prevents a coverage gap.
